About Koa Ridge:

Koa Ridge is conveniently located between Waipio and Mililani, across the street from Waipio Costco, and in between H-2 Freeway and Kamehameha Highway. Koa Ridge plans to develop approximately 3500 homes in a variety of housing styles with options for single family and multi-family houses such as: single family homes, condominiums, townhomes, multifamily homes, affordable homes, and senior homes with onsite care facilities. Designed as a master-planned community, Koa Ridge is being built with an emphasis toward sustainability, community, and convenience with plans to include amenities such as bicycle and walking paths, a community center, Business Park, retail shops, an elementary school, community parks, and a health campus.

In addition, Castle & Cooke is also partnering with Saving Hawaii’s Forests to plant a Koa tree in the homeowner’s name for every home sold at Koa Ridge. Each owner will receive a certificate with GPS coordinates to view the tree location online and all planted trees with grow and thrive in our native Hawaiian forests.

Homes at Walea at Koa Ridge and Malina at Koa Ridge are being released in timed phases. Like many previous Castle & Cooke developments, depending on the home type, homes are being sold by either a lottery system or first-come, first-serve basis. Walea at Koa Ridge offers 2-3 bedroom condominium townhomes with 992 to 1557 square feet of living space. Homes in Walea at Koa Ridge start from the $660s.

Malina at Koa Ridge offers 1, 2, and 3 bedroom affordable condominium townhomes with 487 to 1097 square feet of living space. Homes in Malina at Koa Ridge start from the mid $380s.

Previous homes:

Nanea at Koa Ridge was the first neighborhood available at Koa Ridge with 3-4 bedroom detached single-family homes with up to 2,228 square feet of living space. Nanea offered six floor plans with the ability to personalize and customize homes with a range of different options, including the ability to add additional bedrooms, a family room, a den or home office.

Luana at Koa Ridge was the second neighborhood available at Koa Ridge and offered 3 bedroom 2.5 bath paired homes with 1,110 to 1396 square feet of living space. Luana had four floor plans with an open living room concept; each home was built with high vaulted ceilings, split-system air-conditioning, and covered entry and lanai.

Koa Ridge Planned Amenities:

The Village and The Gateway at Koa Ridge will offer grocery stores, restaurants, large retailers, financial institutions and much more. In addition, Castle & Cooke plans to have an open gathering place – Hale Lau Koa (house of Koa leaves) – at the center for cultural performances, craft shows, and other community events.

Community Center will house meeting spaces, barbecue areas and a swimming pool for the Koa Ridge community.

2020-07-13 Castle & Cooke Hawaii announce Nanea at Koa Ridge Phases I and II homes are available for presale. Nanea homes are 3-4 bedroom+ detached houses starting from $885k and up.

2020-05-18 Koa Ridge is currently completing the final stages of mass-grading as well as government approvals for water, sewer and drainage master plans. Koa Ridge anticipates releasing the first new homes this summer

2020-02-29 The grading for the access road between Koa Ridge and Kamehameha Highway begins. This will allow easy access to H2 Freeway AND Kamehameha Highway; both major thoroughfares run on opposite sides of Koa Ridge.

2019-04-11 The current update is that the land for Koa Ridge is still being graded. Koa Ridge expects the first batch of homes to be completed in the fall of 2020 and will probably open the homes for purchase 12 months before the homes are completed.

11-2-2017 The Koa Ridge project holds their ground breaking ceremony. The construction of the first homes is scheduled to begin in 2018 and finish by mid-2019. The entire development is anticipated to take 10 years to be completed.
